8月百城房价连续第13个月“双涨”-搜狐财经  8月31日,中国指数研究院发布7月份百城住宅价格指数。当月,百城住宅均价第13个月出现环、同比“双涨”,且涨幅继续扩大。  根据中指院百城价格指数系统对100个城市新建住宅的全样本调查数据,2016年8月,全国100个城市(新建)住宅平均价格为12270元 平方米,环比上涨2.17%,涨幅较上月扩大0.54个百分点。同比来看,百城住宅均价较去年同期上涨13.75%,涨幅较上月扩大1.36个百分点。  值得一提的是,这是百城住宅均价连续第13个月出现双涨态势。从涨跌城市个数看,100个城市中有68个城市环比上涨,29个城市环比下跌,3个城市持平。与7月相比,8月价格环比上涨的城市数量增加2个,其中涨幅在1%以上的城市有36个,较7月增加7个;8月价格环比下跌的城市数量减少1个,其中跌幅在1%以上的城市有2个,与7月持平。  如果按照按中位数计算,全国100个城市(新建)住宅价格中位数为7112元 平方米,环比下跌0.13%,同比上涨0.94%。另外,北京、上海等十大城市(新建)住宅均价为23568元 平方米,环比上涨2.72%,涨幅较上月扩大0.52个百分点;同比上涨18.06%,涨幅较上月扩大0.87个百分点。  中指院指出,整体来看,8月楼市热度不减,百城住宅均价环比、同比涨幅均扩大,部分城市房价涨幅较大且主要集中在长三角、珠三角、环渤海三大城市圈。当月,国家发改委表示要进一步促进房地产投资健康发展,因城施策加大调控力度;此后,热点城市调控不断加码,苏州、南京两地政府均出台提高二套房首付比例、调整土地竞拍方式等政策,平抑房价涨幅;长沙、乌鲁木齐等库存压力较大的城市通过放宽住房公积金贷款政策、给予财政补贴等措施刺激需求释放,鼓励去库存。  在市场供应方面,8月份一二线城市地王频出,助推地价上涨,提升房价上行预期,带动房企提高销售价格。需求方面,核心城市成交仍维持较高热度,且继续向周边城市传导。  中指院认为,在热点城市楼市持续高温情况下,房地产调控力度将进一步加大,同时随着市场传导效应不断显现,未来或将有更多城市加入政策收紧行列。价格方面,随着楼市进入“金九银十”的传统旺季,市场供需两端整体将持续上行,百城住宅均价的上涨趋势有望持续。  作者:高伟相关的主题文章:
